:: Bank rate holds steady in September ::

The Bank of Canada kept its benchmark overnight lending rate steady at 4.5 per cent on September 5th. The trend-setting Bank rate, which is set 0.25 percentage points above the overnight lending rate, remains at 4.75 per cent.

In a marked departure from recent statements made by the Bank in recent months, the announcement included no mention of the need for further interest rate increases to reign in inflation. Instead, the Bank emphasized a marked increase in uncertainty about the prospects for Canadian economic growth.

The Bank indicated that economic growth in the first of the year was stronger than expected, and that “it now appears that the Canadian economy is operating further above its production potential than was estimated in July.” Such statements are normally accompanied by a message that interest rates will need to rise to prevent economic growth from fueling inflation. However, the Bank also identified that spillover from the U.S. sub-prime mortgage market meltdown into the broader financial market “have led to some tightening of credit conditions for Canadian borrowers, which should temper growth in domestic demand.”

The Bank also said that the ongoing adjustment in the U.S. housing sector “could be more severe and spill over to the U.S. economy more broadly.” It also identified “uncertainty about the extent and duration of the tightening of credit conditions in Canada and, hence, about the tempering effect this will have on growth in domestic demand. “

“The decision by the Bank of Canada to hold interest rates steady was widely expected,” said CREA Chief Economist Gregory Klump. “By making no mention of the need for further interest rate increases, the Bank has signaled it will stay on the sidelines until financial market vertigo subsides, and the outlook for economic growth becomes clearer.” The next rate announcement is scheduled for October 16th.

When the Bank decided to raise interest rates steady on September 5th, the advertised conventional five-year conventional mortgage rate stood at 7.24 per cent – up 0.29 per cent over the peak reached last year. Competition among mortgage lenders remains stiff, which continues to help many borrowers negotiate discounts of one per cent or more off advertised rates.

The rise in mortgage interest rates since June likely encouraged many prospective buyers with pre-approved mortgages to get into the market before their lower pre-approved rates expired, and caused resale housing activity to accelerate. Once higher interest rates start to bite, resale housing activity will gradually ease back from the strong pace seen in the first half of the year.”

An increase in interest rates was factored into the CREA MLS® 2007 market forecast issued in August. “Sales broke all previous records in the first half of 2007, which will push annual MLS® home sales activity to new heights this year and reach the second highest level on record next year. Prices are also forecast to continue rising over the next two years,” Klump added. (CREA 05/09/2007)

Mobile County NAR Report - August 2007

There are two charts below. The first chart shows sales activity in Mobile County according to the Gulf Coast MLS data. The second chart shows homes for sale data from the same source. Click on either chart to see a larger version.

Here is a summary of what the data shows us:

  • Median Price of Home in Mobile for August was $133,250
  • Most Activity is in the $120,000 - $139,000 price range
  • There is almost a $100,000 median price jump from 3BR home to 4BR home
  • It takes longer to sell a 2BR or 4 BR home than a 3 BR home.

Baldwin County Home Builders Parade of Homes


The 2007 Baldwin County Home Builders Parade of Homes is being held the next two weekends (September 22 and 23 and September 29 and 30). There are 60 homes on this year's tour.


This is an excellant chance as a consumer to see these new homes because all of these homes are open for display. This is not necessarily the case during normal hours because not all builders have sales staffs to keep these homes open for the public to view.


Here is your chance to see the latest home designs, building materials, compare the craftsmanship of each builder and view new neighborhoods in Baldwin County

New Home Construction Sales - Baldwin County



We have all noticed all the new construction going on in Baldwin County. If you are like me, you have asked yourself who is buying all of these homes. Well the MLS does not tell us that information (there are other tools for that) but it will tell us which areas in Baldwin County where the building activity and sales activity is highest. There are limitations using the MLS to do the analysis. All the pre-sales (homes sold that never make the MLS) are not reported. Also the area could be coded wrong by the listing agent. So with that understanding I think the numbers are still valuable. I don't think its much of a suprise to see Daphne as the leading city in terms of sold units and percentage sold. The number of new subdivisions seem to grow daily.

Difference between scene kids and emo kids?

There is a recurring conversation at school, at home and here on the net over the differences between these various people. How can you tell the difference between the two? I have some friends that consider themselves scene kids. They are really nice people. The idea of being "scene" is usually knowing a lot about the local bands/music scene. "Emo" is as always "Emotional" were as scene kids, I believe is more of the style and looking like an emo without the personality of it all. People who only follow the fashion and style, while emo kids follow the fashion, the style and the lifestyle.

On the hustings



You can be sure this year as the parties get out on the hustings, babies will be kissed, doors knocked and hands vigorously shook. But this Australian election campaign is already a lot different to others, with digital media playing a new and important role.

August's top gaining queries



Well it’s plain to see, Aussies just want to have fun! The top gaining searches on Google for the month of August reflected an interest in the arts, entertainment and travel.

It’s time to start planning that summer holiday! Australian Google users got right into it in August, planning for school holidays, searching for travel agents on Google and checking out what deals Flight Centre had to offer.

Entertainment is always an important part of Australian life. Art buffs were interested in Van Gogh and the recent discovery that “Head of a man” – which has been on display in the National Gallery of Victoria for over sixty years and thought to be worth $20 million – was in fact not painted by Van Gogh as previously thought. Still on art, sculptor and artist Andy Goldsworthy’s trip to Australia sparked interest in his work on Mount Victor Station.

Marilyn Monroe is still managing to capture the hearts of Australian Google users, coming in as the second top gaining query; with the sassy UK model/actress, Kelly Brook taking out the number one spot for August.

Many Australian’s were keen to freshen up their eyesight with some new glasses from OPSM perhaps to read Bram Stoker’s terrifying classic, Dracula or to watch Randwick Girls’/Boys’ high schools take out first place at the Sydney Rock Eisteddfod.

Jackass star Johnny Knoxville and his crazy antics are always a source of interest for, well, most people really! Survivor fans were desperate to find out when the new season was starting and Dr Who fans wanted to know more about star Billie Piper.

Human rights were on the minds of many. And shareholders' rights were also probably top of mind for people searching for the Coles Group.

Rugby World Cup on iGoogle



As you've read below, we have a large contingent of Wallabies fans at Google Australia.

For rugby fans, we have great news. With the World Cup underway (and a crushing victory over Japan in the books), you can follow all the action by visiting www.google.com.au/rugby2007.

Gadgets containing live scores, team information, rugby news, stadium locations, local information, rugby fan videos, results and rankings are all available by clicking on the link to add the “Rugby 2007” tab to your personalised homepage. The Rugby 2007 tab then becomes a part of your personalised iGoogle page, which will appear whenever you visit Google.


There's also a gadget called “Make some noise”. It lets you encourage your team (and makes your allegiances clear to your co-workers) by clicking on its flag. The winning team is the one that scores the greatest number of clicks.

Agency newsletter launched



Google has a growing Agency team in Australia that is focused on growing online advertising in conjunction with Australia's advertising agencies. Online advertising is a dynamic, growing and very competitive sector and we're excited to be part of it.

This week, Google launched the first edition of our Australian and NZ Agency Newsletter.

The newsletter will be a fortnightly update of all things Google, which we hope will keep agencies informed about new product launches, new policies and Google advertising solutions in general. Comments or suggestions can be sent through to us here.

Some of the other things we help out agencies with include:
  • providing in-depth training;
  • helping agencies with client pitches;
  • providing technical tools and support;
  • market and industry education; and
  • GAP accreditation.
The tools that we provide give agencies more insight into their clients' campaigns which ultimately benefits agencies, their clients and helps Internet users get more relevant and useful advertisements.

Agencies are a huge part of Google's business and we hope that the newsletter will help strengthen our ties with them and continue to build our mutually beneficial relationship.

Last week to get Doodles in!



Entries for Doodle 4 Google are about to close this Friday 7 September and I wanted to give you an update on the initiative.

We were overwhelmed by the response - over 2400 Australian schools from across the country registered, which is amazing!

We've sent out certificates for the students who created each school's top 8 entries, plus bookmarks for all students who participated. In addition, we've been filming students from schools around Australia as they discuss their drawings and what Australia means to them. We've managed to get out to schools in Perth, Darwin, Alice Springs as well as Melbourne and Sydney. This video will be up on the Doodle 4 Google mini-site in time for the online voting in mid-October.

In terms of next steps, our expert judging panel will be getting together in the next few weeks to assess all the entries and arrive at our state and territory winners.

We're really looking forward to seeing everyone's entries at the end of this week.

Wallaby coach John Connolly speaks to Google



The Sydney Speaker Series at the Sydney Googleplex recently kicked off with John Connolly, coach of the Australian Wallabies.

With the Rugby World Cup starting this weekend, it was great timing to have the Wallabies coach speak with us. John took time off from his hectic schedule to speak to Australian Googlers on topics such as team work and strategy and how he intends to lead the Wallabies to victory in the World Cup in France.



As a player, John played hooker with the Brothers club in Brisbane for more than a decade as well as a stint in Darwin where he also began his coaching career at Casuarina, leading the Cougars to a premiership. Returning to Brisbane in 1983, he coached Brothers Reserve Grade for three seasons and two premierships and then was appointed as the Queensland coach from 1989 to 2000. In February 2006, with more than 15 years coaching experience, John took on the role as the Australian Wallabies coach.

John spoke about his personal philosophies and gave us some insight into his approach to coaching and life. There was a big turn out for the talk, no doubt due to the many rugby fans in the office who are excited about the World Cup.
