We have all noticed all the new construction going on in Baldwin County. If you are like me, you have asked yourself who is buying all of these homes. Well the MLS does not tell us that information (there are other tools for that) but it will tell us which areas in Baldwin County where the building activity and sales activity is highest. There are limitations using the MLS to do the analysis. All the pre-sales (homes sold that never make the MLS) are not reported. Also the area could be coded wrong by the listing agent. So with that understanding I think the numbers are still valuable. I don't think its much of a suprise to see Daphne as the leading city in terms of sold units and percentage sold. The number of new subdivisions seem to grow daily.
