Bye Bye Beta: New AdWords interface out of beta

Back in March, we rolled out a new AdWords interface for businesses in Australia and New Zealand. When we started building this new interface, we asked ourselves two questions. First, how can we help you get your work done faster? Second, how can we help you find the right tools at the right time to get the best possible performance out of your AdWords campaigns? Today we feel we've made great progress towards those goals, and the new interface is coming out of beta.
We've heard from many Australian and New Zealand advertisers that the new interface has made a material difference to their businesses. Advertisers have saved time with quicker editing, reporting, and account navigation, and improved campaign performance by using better integrated tools to refine their targeting.
In the past months, we've continued to make improvements to the new AdWords interface on a regular basis, fixing issues in response to advertiser feedback and rolling out new features to improve campaign management. Recently, we've added features like spreadsheet editing to support bulk changes to keyword lists, in-line editing to cut the time it takes to make changes, and new in-context help modules to give you answers in the right place at the right time. And we're not done yet -- the new AdWords interface is built on an infrastructure that lets us develop features more quickly than in the past. Stay tuned for new features like location extensions to simplify the local advertising process and custom alerts to help you stay on top of changes in your account's performance. These updates and more will be released to all advertisers in the coming months.
Now that the new interface is out of beta, we're upgrading a larger number of accounts to use the new interface exclusively. If you have questions about the interface, please consult the new interface microsite or check out to a webinar we recently recorded for Australian and New Zealand advertisers.
Finally, we'd like to say thank you to everyone who has helped us test the new AdWords interface over the past five months. Your feedback has been invaluable in making AdWords what it is today. And as always, if you have any comments or requests, please let us know.

HST and real estate - update
John Tillie, president of the BC Real Estate Association, wrote in the Vancouver Sun today that the province is offering a partial rebate of the provincial portion for the 12% HST on new homes up to $400,000 and a flat rebate of $20,000 for new homes over $400,000. The logic for this is that people buying at or below the median price will "generally be fully protected from a tax increase".
Many Buyers cannot afford to complete on new development at the moment and properties completing in the next two to three years have already been sold to Buyers who did not count on a large additional cash expense. Buyers of new development will seek to recover the extra tax when selling their property which would decrease affordabilty of BC housing.
The different real estate organizations in BC are negotiating on how to best negotiate this subject with the provincial government. Let's hope Buyers of new homes will not have to pay 7% more tax.

Google Australia hosts Young Leaders Network

On the evening of July 15, Google hosted a Young Leaders Network event titled "Innovation in Leadership', bringing together around 80 of Sydney's most active and talented young leaders. The Young Leaders Network (YLN) is a new and independent project started by Michael Cao, a recent graduate from Macquarie University, which aims to connect and develop young people who lead not-for-profit organisations.
Attendees included the managing director of the Brightest Young Minds Foundation, the president of the UTS Union, vice president of the University of Sydney union, the chair of Arc, as well as leaders from the Australian Youth Climate Change Coalition, AIESEC, SIFE, and dozens of other youth-run clubs, societies, charities and other student groups.

The night featured presentations on Google history, online marketing strategy, and a very popular live demo of Google Docs and Sites to assist the young leaders with communication and developing an online presence. This was followed by an engaging Q&A session with a panel of Googlers. The discussion focused on Google's management philosophy and how their motto of "don't be evil" is reflected in their business practices.

This exciting event received an overwhelming amount of positive feedback from YLN members as everyone took something away from the evening. Emma Lovell, last year's winner of Volunteer of the Year at UTS and active member and leader in 85 Broads said: "Being able to attend an event and meet a whole room full of leaders and entrepreneurial young people like myself was such a great experience. Where else could I find such a high calibre of people all in one room? The discussions are on a higher level and we can directly tackle each other's issues within our clubs and our broader networking associations."


After the event, the night kicked on at Astral Bar with networking drinks kindly sponsored by the UTS Union Ltd. The YLN would like to thank Google for their assistance in making it a truly enjoyable and rewarding evening.

How to Submit a Real Estate Short sale: What you need to know...
Submitting the Short Sale
So you have met with(or are) the homeowner and have the property on the market getting the proper exposure. Now it’s time to prepare the documents and submit for a short sale. This is the most time consuming part of the Short Sale process especially if you do not stay organized and take notes on all your conversations with the lenders.
What the real estate agent will need:
CMA: With the current Active, Pending, and Sold properties going 90 days back(close of escrow)
Listing Contract: The Listing Contract, Short Sale Addendum, and MLS printout.
Offer to Purchase: Retail offer to purchase on the subject property
What needs to be provided to the lender(Including everything listed above):
Financial Worksheet: Shows your assets, liabilities, and expenses. Great tool for presenting the borrowers current “hardship” to the lender.
Proof of income: You will need the last 2 pay stubs and last 2 years W2's. If you are self-employed, you will need last 2 years tax returns and a Profit and Loss statement for the past 3-6 months.
Bank Statements for the past 2 months: Showing balances and spending history.
Hardship Letter: This is where the borrower has the opportunity to “state their case” to the lender. Why did the situation occur? Why do you need to sell? What is going on with your hardship now?
Last 2 years of tax returns: All pages are needed and if you filed an extension, submit the extension paperwork.
Once you have all of the paperwork together, send it all at once and as soon as possible. Make sure it's complete and legible. Also, make sure you are constantly following up because the lenders a overwhelmed with requests and sometime lose track of progress. There is a long line of borrowers ahead of you so if the file is missing anything, you will get notice but the file will go to the bottom of the pile again.

HST and real estate
Is HST going to be applied to the purchase of newly built real estate? Will Buyers of new development after mid 2010 have to pay 12% HST on the purchase price instead of the current 5%GST? I hope Real Estate organizations will be able to negotiate an exemption of the additional 7% tax on purchases of newly built real estate as the restaurant owners have done for their purchases/sales.
Back to the old market of 2008?
In many areas demand is increasing at a higher rate than supply. In areas like Kitsilano and Downtown Vancouver reasonably priced new listings are snapped up shortly after listing. It is again difficult to set up a series of showings because so many of the properties on MLS have accepted offers and many Seller's Realtors will not go the extra mile any more to give access.
However there are some great buys in buildings where developers are quietly selling condos the first Buyer has defaulted on - the selling price is now much lower than at the launch of the building.

In this writer's opinion, kudos should be extended to the team that brought this excellent project to market.

1. Get and stay out of your comfort zone.
I believe that not much happens of any significance when we're in our comfort zone. When you are out of your comfort zone or uncomfortable, you are growing.
2. Never give up.
Almost nothing works the first time it's attempted. Just because what you're doing does not seem to be working, doesn't mean it won't work. It just means that it might not work the way you're doing it. If it was easy, everyone would be doing it!
3. When you're ready to quit, you're closer than you think.
There's an old Chinese saying that I just love, and I believe it is so true. It goes like this: "The temptation to quit will be greatest just before you are about to succeed." Most people quit when they are 3 feet from GOLD!!
4. With regard to whatever worries you, not only accept the worst thing that could happen, but make it a point to quantify what the worst thing could be.
Very seldom will the worst consequence be anywhere near as bad as a cloud of "undefined consequences." During the toughest times in my business when I felt like nothing was working I would just think to myself “This can’t kill me, one day I’ll look back on this and laugh!” Hahaha…
5. Focus on what you want to have happen.
Remember that old saying, "Whether you think you will or not, you are right." It is always so important to keep a positive mindset. 80% of your success will come from this.
6. Take things a day at a time.
No matter how difficult your situation is, you can get through it if you don't look too far into the future, and focus on the present moment. You can get through anything one day at a time. “This too will pass”
7. Always be moving forward.
Never stop investing. Never stop improving. Never stop doing learning. The moment you stop improving your organization, it starts to die. Make it your goal to be better each and every day, in some small way. Remember the Japanese concept of Kaizen. Small daily improvements eventually result in huge advantages.
8. Measure everything of significance.
I swear this is true. Anything that is measured and watched, improves. Keep track of your numbers. Hold yourself accountable and watch your business grow.
9. Anything that is not managed will deteriorate.
If you want to uncover problems you don't know about, take a few moments and look closely at the areas you haven't examined for a while. I guarantee you problems will be there.
10. Pay attention to your competitors, but pay more attention to what you're doing.
When you look at your competitors, remember that everything looks perfect at a distance.
What is your edge? What make you different? Why should someone work with you over the competition?
11. Never let anybody push you around.
Never let someone tell you “It can’t be done.” Don’t let other people’s opinion determine your success.
12. Never expect life to be fair.
Life isn't fair. You make your own breaks. Don’t let your down falls hold you back. You will fail many times before you succeed. Fail Forward Faster!!
13. Solve your own problems.
You'll find that by coming up with your own solutions, you'll develop a competitive edge. Masura Ibuka, the co-founder of SONY, said it best: "You never succeed in technology, business, or anything by following the others." Be you, and YOU will succeed!
14. Don't take yourself too seriously.
Lighten up. If you are walking around upset and uptight that is what you will get more of. Be happy and positive! None of us are in control as much as we like to think we are.
15. There's always a reason to smile.
Find it. After all, you're really lucky just to be alive. Life is short. Remember: "We're not here for a long time, we're here for a good time!"

Susan, stimulus and swine flu: the fastest rising searches of 2009 so far
A year ago we were searching for Heath Ledger, Barack Obama and iPhones - but so far this year it’s all about flu and a certain YouTube phenomenon.
The fastest rising searches conducted on google.com.au during 2009 to date are for ‘swine flu’ (1) and ‘susan boyle’ (2), and home-grown TV show ‘masterchef’ made number three, after awakening the foodie within all of us.
Aussies also headed online to understand their eligibility for the Government’s ‘stimulus package’ (4); follow Roger Federer’s effort to match Pete Sampras’s grand slam record at ‘wimbledon’ (5); and better understand technology phenomenon ‘twitter’ (6).
Because people use Google to search for what's new and interesting, trends in search terms are a good reflection of what's been on everybody's minds so far this year.
Search volume trends can also be a glimpse of people’s response to a changing world around them, especially in light of the unprecedented global economic events. (According to research conducted by Monash's Australian Centre for Retail Studies, 50% of people research their purchases and decisions online before purchasing). We've used our Insights for Search tool to reveal some interesting trends in what Aussies are searching for - draw your own conclusions from the graphs below.

Google Student Day
Are you a technology optimist? Have you thought about a career in ICT?
At Google we believe that the wave of information and communications online is changing lives around the world for the better. Students choosing careers today have many exciting options in technology. We're working with the National ICT Careers Week and hope to inspire some of those career choices through Google Student Day. We will bring 40 students and their parents to the Google offices in Sydney for a behind the scenes tour of innovation and geekdom at play.
The Student Day will run on the ACS careers portal and to enter, students under the age of 18 must write in 25 words or less why they think IT is cool.
Entries open today and close Monday 10th August 2009. Winners will be announced Monday 24th August 2009 and the Google Student Day will run on 15 October 2009 from 5.30pm - 7.30pm.

West Hollywood New Construction Sells for $440 - $540/sq ft
During the past two months, mid- to high-end new condos are selling between approx. $440 – 540/sq ft, depending on the building, floor and neighborhood. Updated 9/26/09: For the last two months, new construction has been selling for $380 - 530/sq ft and many condos are going into contract.
The units sold range from 1,450 sq ft – 1,720 sq ft and had sales prices ranging from $645,000 - $939,000. Sale prices on new construction seem to cap around $950,000.
Properties that need to be financed by a jumbo loan (over $729,950 in Los Angeles County) are out of reach of most buyers because of the high interest rates and the difficult underwriting requirements of these loans.
The product may be excellent – but the qualified buyers are few – which means that only price reductions (or a return to the go-go days of financing) will salvage this $950,000+ market.
West Hollywood is priced at a premium to Downtown Los Angeles where lower floor units in buildings such as EVO South or Concerto are selling in the $380 – 420/sq ft range.
Here are some sales of new construction in West Hollywood during the past two months:
718 N Croft Avenue, Unit #201 with 3 bedrooms, 2.5 baths, 1,718 sq ft of living area, sold for $850,000 ($495/sq ft).
718 N Croft Avenue, Unit #301, with the same layout as Unit #201 -- 3 bedrooms, 2.5 baths, 1,718 sq ft of living area -- sold for $890,000. In this building, being one floor higher is worth $40,000 ($518/sq ft).
7917 Willoughby Avenue, Unit #3 with 2 bedrooms, 2.5 baths, 1,577 sq ft of living area, sold for $755,000 ($478/sq ft). This building is located at the corner of Fairfax Avenue.
7917 Willoughby Avenue, Unit #6 with 2 bedrooms, 2.5 baths, 1,577 sq ft of living area, sold for $755,000 ($443/sq ft). This unit has a less desirable view -- but the unit is nevertheless excellent for this price.
1351 Havenhurst Drive, PH#2 with 2 bedrooms, 2 baths, 1,476 sq ft of living area, sold for $799,000 ($541/sq ft). It’s no surprise this unit commanded the highest $/sq ft price – it’s a penthouse unit.
1430 N Vista Street #1 with 2 bedrooms, 3.5 baths, 1,800 sq ft of living area, sold for $939,000 ($521/sq ft). This unit is top-notch, and commanded an impressive price for this east part of West Hollywood.

Aussie Marketing Challenge Victory

Congrats to Deakin University, global winners of the Google Online Marketing Challenge. The Challenge is in its second year running and is one of the world's largest university competitions with 2,187 teams participating across 57 countries. An Australian team has won both years.
The Challenge is a hands-on exercise which gives under- and post-grad students direct experience with online advertising as part of their course work. Student teams receive the equivalent of US$200 to spend on Google AdWords advertising, to work with a local business to devise an online marketing campaign, drive results and provide recommendations to further improve its online marketing effectiveness.
The winning team, geographically dispersed across Australia - Andrew Kidd (Tasmania), Clinton Hinze (Queensland), Howard Lien (New South Wales), and Katalin Kish, Kevin Fung, Jason Blakely (all from Victoria), created an eBusiness campaign for Brisbane-based Indoor Play Centre and Cafe, LittleTiGrrs.

"The overall campaign generated $2,355 AUD in revenue for LittleTiGrrs - a solid return on investment of 12.1 to 1, while visitors to their website more than doubled compared with the same period last year," said Andrew Kidd, leader of the winning team. "We really enjoyed taking a traditional business strategy and bricks and mortar business and putting that online."
We developed the Challenge to benefit everyone involved. We're delighted that thousands of small businesses around the world have seen their online presence improved in just three weeks. Professors tell us that the Challenge has allowed them to deliver a unique, practical teaching and learning exercise. For those students that took part, we hope they have developed some useful online marketing skills which they can use when they graduate and enter the workforce.
For anyone interested in competing in the 2010 Challenge, formal registrations will open later this year, but in the meantime you can register your interest.

Sun Center - Palm Springs
Here are some photos of the renovations in progress at the Sun Center on Palm Canyon Dr.
The addition is coming along.....what do think about it? Anyone know if anything is slated to fill the space?
I'm glad to see the improvements to the parking lot. I must say, however, that I wish there was a little more "green" space for plantings. On the plus side, I'm delighted to see the pavers and concrete vs. blacktop.
I do think the center will look great once the reno is done!

5 Reasons We Love Concerto in Downtown Los Angeles
Updated 8/8/09 -- Concerto has announced a one-day sales event on August 29 for the 77-unit Loft building. All units will be sold that day. Studios start at $219,000 (738 - 782 sq ft). One bedrooms start at $279,000 (959 - 973 sq ft). Two bedrooms start at $449,000 (1,325 - 1,689 sq ft).
Updated 9/25/09 -- The Loft one-day sale event was a great success. All the units sold and there were hundreds of buyers disappointed that they couldn't take advantage of the advertised, low prices. (Turns out the prices were tweaked during the event and discounts were not all that deep.) A couple of new wrinkles in the picture: Concerto's funder Corus Bank was taken over by the FDIC and Sonny Astani declared Chapter 11 bankruptcy leaving the fate of the entire project uncertain. Next step will be a bankruptcy judge's ruling on how the loans, contracts and assets will be settled.
Meanwhile, construction will progress at the 271-unit Tower building.
Concerto is not done, but we like what we see. Here are five reasons we love Concerto.
1. Architecture and Site Design. Sonny Astani and his design team are a formidable creative force. The buildings and the renderings of the completed project are ambitious and could make for one of the best urban projects in any city.
3. One acre urban park. The common area between the buildings includes a pool, walkways, trees and a Tai Chi park. Does it get any better than this urban oasis at 9th and Figueroa?
5. Manhattan in Los Angeles. Squint out the window of a corner unit of the Tower at Concerto in Downtown Los Angeles and you might think you’re in Midtown Manhattan. Los Angeles has come of age. This is urban chic.
